I have been a home owner of my property for 25 years and have never had such troublesome neighbours as the current tenants on your property. They constantly slam our wall several times a day, I have asked them to stop and we get physical threats. They are always hanging over our fence and interfering with our privacy, not to mention foul language and loud rap music daily. The police have been called several times but to no avail. Have complained to property manager several times and all we get is attitude. Absolutely poor management all around. We are now in the process of dealing with the tenancy tribunal as these tenants have broken their lease agreement. Flinders park S.A

LJ Hooker Canberra City - Stay away from themI am the owner of a property that is managed by LJ Hooker Canberra City. I am surprised with the regular poor quality management. I feel it's just a telephone office. Just inspects the property a couple of times a year, and that too is very inadequate. They don't inspect everything. Their poor management caused destruction of my property, and I had to incur a substantial loss. I find it difficult to believe they take pride in their services. Just a group of well-dressed people with little sincerity and zero brain. Please stay away from them. I will get out of it as soon as I can.

If I could give zero stars it would be a compliment.
LJHooker are pro landlord and anti tenants.
The tenancy agreement states " be careful where you breathe"
If you leave a freckle of dust anywhe
re at the end of your tenancy LJHooker will gang up with the landlord and bully the tenant for extortionate amounts of money. Seriously avoid LJHooker like Covid. Robbing, deceitful bunch of cowboys.

My experience is being a tenant in a rental they managed (LJ Hooker Mile End, SA). Their manager - Don Staunton - came into the property and took photos of everything (without our knowledge) then blatantly lied when we found out. I'd never rent through them again or recommend them to anyone.

LJ Hooker Bribie Island - Poor Property Management experience

We removed ourselves and our Bribie Investment Property from the rental/property management process after reaching our ‘fed-up’ threshold due to the constant frustrations of dealing with tenant problems and less than capable property managers.

LJ Hooker Bribie Island’s website says “What our customers say about us is true testament to the impact we have on lives every day.” We couldn’t agree more! Our review is testimony to the negative impact they’ve had on our lives.

• Numerous administration and payment errors;

• Non-existent management of owner approved repairs and maintenance (If the tradie didn’t action themselves it would always be up to us to follow-up);

• Misleading routine inspection reports – outside of known peeling paint issues the final routine report (6 weeks prior to the tenancy ending) indicated; clean, satisfactory, no mould or damages sighted and yet 5 days after this inspection a mould company attended the property and reported many visible areas of mould. If thorough routine inspections had occurred then mouldy ledges/ceilings/walls/doors, mouldy/filthy curtains and some other minor damage issues should have been found and reported. When the property was handed over to us mould was visible throughout the entire house so we’ve just outlaid $1250 for mould remediation treatment.

• Unresolved Final Exit Inspection issues:
- we did not pursue matters like minor wall damage, cleaning of light shades and replacing broken light bulbs. One cleaning issue we did not accept was extremely filthy internal window/door screens throughout. Our property manager confirmed the tenants had gone back and satisfactorily cleaned the screens, which we accepted on face value. We returned 6 days later to still find a single wipe with a new chux revealed putrid amounts of dirt on every internal screen. When we challenged our property manager we were told the dirt was from rain and storms over the previous 6 days - totally implausible! The story then changed to details from the tenants’ entry inspection notes.

- The tenants filled the recycle bin with garbage, bags of cigarette butts and general household junk. We asked for the rubbish to be appropriately disposed of, but Petra Gillard (co-owner of the agency) instructed us to place the recycle bin out for collection and if we got a fine from Council then they would forward it to the tenants for reimbursement. Why would we expose ourselves to be liable for a fine that we would have zero chance of being reimbursed for?!

The ‘no care or responsibility’ attitude was abundantly clear, using legislation rules as their ‘out clause’ and otherwise ignoring a myriad of other facts we had raised in writing around poor management. There was no goodwill.

When you pay hard-earned money to a business to manage an investment property on your behalf then it is reasonable to expect those services be undertaken in a competent manner. What is not reasonable is to have your property handed back to you in a condition where you need to expend a significant amount of your own time and/or money in rectifying issues that are due to no fault of your own.

We have made very few online reviews in the past and only one negative review prior to now, which reflects how strongly we feel about informing others of our property management experience.

For the sake of your property asset, sanity and hip pocket please choose carefully who you do your real estate business with.

Had a viewing for a place a 12PM

Had a viewing for a place a 12PM. Had an email asking me to confirm the viewing and I accepted it. Took an Uber taxi to view the property and got there way before 12. 3 minutes past the viewing time the agent had not arrived. Called the company and they said that there was an error on thier side and they forgot to cancel ad a deposit was taken. I them had to catch an Uber taxi back. I have emailed them and asked for a refund for my Uber and they have not replied. I will now start to call them and make fake meetings for property sales and see how they like it :)

Very displeased!

I am very displeased with way we got treated by the rental department at ljhooker Nerang!
I had a lease with them last year. We had a drain blockage and were unable to use the toilet for over 3 DAYS!!! I'm pretty sure this is a basic human right... They told us the plumber was unavailable for a few days!? I mean how many plumbers are on the gold coast?? All of them unavailable?? I doubt it! We were told we could use public toilets in the mean time...? They just didn't want to pay the price! I will never rent with them EVER again. Stay away at all costs!

Avoid at all costs operates outside of the residential tenancy act

Avoid at all costs. This agency operates outside the residential tenancy act. No form 9 submitted prior to entry despite us still having a lease. Exit condition report done on the day we still had possession. The date listed on the form 11 notice to vacate had a date listed by T as the 26th of October 2022 midnight. The exit report and bond claim was done prior to 12:10pm that day the 26th. Money claimed to repaint house for patchy paint job. This was listed on the original condition report by myself. I've never painted the house and it's also not a responsibility of a tenant to paint a house. This was a poor paint job done by the original owner with white paint one coat over green.

L J HOOKER NELSON BAY

If you want someone to look after your property that promises you everything and then is deceitful. You have found the perfect place.

Does not listen to instructions and does what she pleases. Very nice to start with to get you over the line and sign up with her, once this happens watch out. Requests get moved to the side, its on her terms and all about her receiving her commission

Recommendation: Find another agent.

My Parents recently sold LJ…

My Parents recently sold through LJ Hooker Mandurah, they are in their 70’s snd 80’s. Whilst the sale went through ok, it is what happened afterwards that has left them very upset. Settlement went through without the costs of advertising being taken out, they did not know this. Months later they receive a request from a debt collector with their fee added for the costs of the advertising. This was the first they had heard that they owed money, no letters or telephone calls to advise they still owed for advertising, straight to the debt collector service. Unprofessional and discourteous to say the least!!

Money grabbers with no social conscience

Absolutely disgusted that during a nationwide housing crisis, and with a steadily increasing cost of living, LJ Hooker Flinders Park would rather leave a 3 bed home empty for a month, while taking money from previous tenants and insisting that the only suitable applicant couldn't move in until the date the lease ends. It's oddly specific that the applicant would request exactly that date despite the property being advertised as available a month earlier. No wonder families are sleeping in their cars if LJ Hooker behave like this when demand for available rentals is sky high. How many other properties are sitting empty for a month (or longer) just so that previous tenants can be fleeced for a few weeks rent. Fully understand the obligation to cover rent until lease end, but given the current market never expected a senior real estate agent to be so unable to let a property promptly. A sour end to what had previously been an issue free tenancy.

Worst experience in my renting history

Unfortunately I still have 6 months to go in my lease. If I knew how bad this real estate company was then I wouldn't have gone ahead with signing a 1 yr lease. Not even worth 1 star. I can't wait to get the f@*% out of this place. Stuff just keeps piling up!

I am a tenant and for 3 months I tried…

I am a tenant and for 3 months I tried to have my drains unblocked. They would send a plumber and I was able to use my toilet and shower for a few days and then it would block again. I would call lj hooker west Lakes on a Thursday, and we would have to use public toilets over the weekends whilst waiting for plumbers. We would have to call them again on a Monday and ask what is happening regarding a plumber. I had to serve them a form 68 after 3 months to get resolve the issue once and for all. Not good enough. That is a basic human right. Also my rent apparently was increased and they waited 6 months to notify me. I am now apparently in rent arrears and they emai me about it 3 times a day, which is harassment. DO NOT RENT from this agency. I have rented for 30 years and this is by far the worst experience I have ever had.

Unprofessional property management

I received awful service, as a client and landlord, from LJ Hooker, and it was extremely costly and draining to resolve - despite them openly admitting fault at the end of our dealings and requesting I did not make a formal complaint.

Keys were lost and not recovered/the locks weren’t changed, the property was significantly damaged to the point it was unrentable and on top of that, I was not informed - I found out about this when i physically went to the property when it remained vacant despite viewing

By then had deteriorated significantly, and took even longer to resolve. The managers were both condescending and accusatory of me, very deflective about the issue and made any attempt to resolve what was quite a bad situation for a small landlord extremely difficult.

A terrible experience all round.

Worse real estate in Toowoomba

I booked an inspection to see a property, I received 3 email 2 text messages and than 45min before the inspection I received a text message saying the inspection was cancelled. I called LJHooker Toowoomba and spoke with Britney and was told I could not speak with the property manager as she was on the phone and then it turned in to that she had left the building. I would never buy or rent through this terrible real estate and will never recommend to any one. Worse real estate in Toowoomba

Excellence in Real Estate Patrick Kinane

From the outset, with a requested appraisal of a property it was clear Patrick Kinnane was fully conversant with all values and properties across the region. Straight forward and with sound advice to support his appraisal I had no hesitation in selecting him as the selling agent. His advice during the whole process of selling has always been timely, balanced and well considered. His advice to auction, as opposed to selling for a set price, saw very considerable return well above that which would otherwise have been achieved. This reflected his astute read of the current market and the likelihood of an outstanding result. His communication with me and my solicitor have been outstanding and timely throughout the whole lead up to to the auction and following it. It was clear to me he had my best interests at all stages of the process. I would highly recommend him. He knows Real estate.

Don't recommend LJ Hooker Lutwyche as a Rental Agent

I don't recommend LJ Hooker Lutwyche as a Rental Agent. They don't do proper property Inspections or investigate Tenancy Law Breaches. They allow illegal Tenants on their Rental properties causing havoc, even during CVD lockdowns. They ignore complaints or refer you to the Police. Police can't investigate illegal Tenants or public health hazards. I have undeniable evidence, I welcome any legal action taken.
