I was in the process of purchasing a property through Romans Estate Agents in Reading. My offer was accepted, and I had already begun the paperwork on my end, including paying over £700 in legal fees. However, just before Christmas, I received a call from Michael Page, the manager at the Reading office, informing me that the seller might accept a higher offer. I was shocked, as my offer had been accepted and the paperwork was already underway. I was gazumped.
Mike then tried to get me to increase my offer, which left me feeling manipulated, and no choice but to increase my offer having had paid legal fees. When I questioned why viewings were still being conducted for a property that was supposedly off the market, I was given vague, unsatisfactory responses. I had used their recommended mortgage advisor and solicitor, so they could get the max commission from the sale.
If you're considering dealing with the Romans Reading office, I would strongly advise caution. Based on my experience, I would recommend that once your offer is accepted, you request a memorandum of sale and have a written agreement in place. This agreement could state that if either party pulls out, the other is responsible for covering the legal fees. That way, you can avoid the frustration I’ve faced after having already paid initial legal fees and loosing out.

When we moved in we were renting through Drummonds.
Drummonds then sold to Romans and there the problems began.
Drummonds were OK about fixing things but when they were sold out Romans would fix things as they saw fit.
We told them that moss was growing in one wooden window. They only replaced it when the law changed and they had to.
The garden shed was part asbestos. When the roof was damaged it did not get repaired. When one of the walls was rot damaged it did not get repaired either.
We explained to the person who Romans sent to carry out the inspections that the triple trunk Leylandii tree in the back garden was too tall and needed chopping down, she seemed to think that it was not a problem. Later on one of the trunks fell down into several neighbours’ gardens.
When the washing machine and fridge both stopped working we told them that this had happened. I had my own washing machine and fridge I had brought from a previous place where I had lived I installed them and put the washing machine and fridge that had stopped working in the leaky shed.
We had an inlet pipe into the toilet leak several times. Each time it got repaired except for the last. They left it leaking and we put rags down to mop up the water. I tried washing them in my washing machine and the rags disintegrated blocking up my washing machine so it would not drain. The washing machine outlet was connected to the bath and sink so the sink blocked too. I opened my washing machine up and removed the lump of rag that was causing it to not drain. I put gaffer tape to tape over the pipe connected to the bath and sink and then plunged the sink, unblocking it.
I contacted the council. They forced the owner to get it sorted. He tried to get it paid for by his insurance. They sent someone to view the property and they representative asked me about the problem. The answers I gave her resulted his insurance either refusing to pay out or only agreeing to partly pay out. The owner agreed to have the bathroom redone and when it was the leak was also fixed. A plumber who had been called to assess the leak also noticed that the pan connector was leaking. This also was replaced. The owner was advised to replace the floor in the bathroom but he refused to do that.
A coil in the boiler spilt and water vented through an overflow pipe onto a neighbour’s extension roof. He had seen the failure of Romans or the owner to fix things so many times he took matters into his own hands. He went to the council who demanded that owner do whatever was necessary to fix the problem. When this failed he paid people to reroute the pipe so the overflow water flowed into out gutter.
Romans did send people to look into the matter and it several attempts before the plumbing company they were using sent someone who realised that that the hop water tank had a split coil. The hot water tank was replaced, thankfully.
Near to the end of our time with them the property was due to be sold. We reported that both drains were blocked and nothing happened.
Some of the problems were attributable to the owner refusing to pay for things that needed to be.
After we moved out, one trunk of the Laylandii fell down. The property ended up being sold at auction for less than the owner hoped to get for it. If he had carried out maintenance the owner would have been able to sell for a lot more.

Dishonest, Unresponsive, and Money-Hungry - A Nightmare for Tenants and Landlords
My experience with Romans Lettings Agency was an absolute nightmare, and I strongly urge both tenants and landlords to avoid them at all costs.
For Tenants:
From the start, the onboarding process was unnecessarily tedious compared to any other rental experience I’ve had. Things only got worse nearing the end of our tenancy. The agency tried to blame us for pre-existing damage to the flat below, which was not only outrageous but entirely false. Their sneaky behavior during the check-in process left us vulnerable to unfair claims at checkout. Parts of the check-in report were incomplete, with notes like “cleaning still in progress� or “maintenance still in progress.� This led to exaggerated claims about pre-existing wear and tear when we moved out.
When we informed them of our intention to end the tenancy on the date outlined in our contract, they tried to make us pay for the damage to the flat below—again, damage we didn’t cause. To make matters worse, they then insisted we move out a day early without offering any refund, which we firmly declined.
After that, communication completely broke down. Jack, our assigned agent, stopped responding to emails and phone calls entirely. Despite contacting their office dozens of times, we were repeatedly told he would get back to us, but no response came—for two months! We were completely left in the dark about our deposit, with no updates or resolution. Even after going in person to their office several times, we were told Jack wasn’t in and that he’d follow up later—which, of course, he never did.
Eventually, we escalated the issue to Jack’s manager, Karen, only to experience the exact same problem: ignored emails, unreturned calls, and zero accountability. It wasn’t until we involved the TDS (Tenancy Deposit Scheme) that we made any progress. The adjudicator sided with us, finding their claims false and exposing the negligence and lies Romans were willing to pursue.
For Landlords:
Romans’ complete failure to communicate with us as tenants is a glaring warning sign for landlords. Their lack of communication doesn’t just affect tenants—it could lead to serious issues within your properties going unaddressed, which could worsen over time and become far more expensive to fix.
Additionally, their negligence on the legal side of things is a huge liability. If they were willing to pursue false claims against us with no basis, imagine how such unethical practices could backfire on you as a landlord. Failing to follow proper procedures and legal requirements could easily land you in trouble.
Romans only care about taking your money, not providing any level of service or professionalism. Avoid them entirely—whether you’re a landlord or tenant, they will fail you.
