Description

- Reporting to the regional lead for RE&D APAC based in Singapore - Leading the roll out of all project activity for new corporate facilities and technical spaces across the region. - This role requires 30% travel time to ensure oversight of all projects regionally, and occasionally further afield for global alignment etc. - Manage the regional team of full time employees and external vendors. - Preparation and the management of annual Capex forecasts for the region, this requires reviews with the global leadership - Ongoing reviews and management of cash flow forecasts. - Oversight and upkeep of the project management guidelines ensuring best practices are met and evolving with any new industry process and/or technology. - Assist the Real Estate transaction team to negotiate with landlords to ensure we achieve the best commercial and technical terms for the proposed facility. - Lead the technical due diligence for each new site, aligning the technical requirements of the business and highlighting the gaps with the base build systems and spaces. - Document the detailed Heads of Terms indicating the agreed solutions for any gaps highlighted in the due diligence process. - Manage the comprehensive pre construction process for each project to ensure accuracy of cost and programme can be presented to leadership for approval. - Preparation, oversight and management of the full suite of documents required for project delivery such as programme, procurement strategies, budgets etc - Prepare commercial estimates for the Capital required for the fit out of the project, and preset against bench mark data. - Review with each of the business units their precise spatial and technical needs of the space. - Lead the partner management function for project delivery, this requires meeting with the leadership team members for the region and presenting and reviewing all aspects of the project. - Prepare detailed procurement strategies for all projects, covering professional services, general contractors and all direct procurement packages. - Manage the appointments of all external consultants required of each project working closely with the corporate procurement teams, and legal to ensure due process is followed. - Management of all vendors across the region, ensuring the service we are given meets our high expectations, and relationships are being maintained. - Managing the design process, and ensuring we achieve the required standards in line with current guidelines, and ensuring the project remains within approved sanction values. - Ensure all project technical designs are in line with Apple’s values, and we are achieving the highest levels of sustainability throughout the lifecycle of the project. - Work closely with the facilities management teams to ensure all training, handover, operation and maintenance manuals are in place prior to migration. - Working closely with our partner functions such as IS&T, Global security, and EHS ensuring all guidelines and appropriate processes are being adhered to. - Regular site visits to ensure Apple’s high levels of quality are being met, ensuring all sites have the strictest health and safety management plans in place and that they are being followed. - Oversee the entire project process from acquisition, design, construction, mobilization and into operation. - Oversight of the testing and commissioning of all the required infrastructure, including required statutory testing such as IAQ. - Prepare frequent and detailed reports of all ongoing projects with comprehensive details on the programme and commercial aspects of each project.

Minimum Qualifications

  • Bachelor Degree or equivalent qualification
  • A minimum 15 years relevant experience, with experience in the client side role
  • Ability to lead experienced project management and technical teams, including on site quality oversight during construction.

  • Project management and construction management experience
  • Certifications in related fields considered advantageous
  • Understand the business of corporate Real Estate in a dynamic Multi-national environment.
  • Excellent communication and presentation skills
  • Understanding of the various codes and statutory requirements governing commercial construction across the region
  • Proven track record of managing a multi discipline team
