My husband and I just bought our first house in Denmark and we realized early on in the process that the market and procedures here are very different from those in our home country. With a baby on the way, we realized we needed to focus on that rather than on the stress of house-buying. And we couldn't be happier with Bomae's services! We had the full package (buyer advisory, financial advisory, and legal services) and felt that we had a great ally in our corner all the way through: very skilled, responsive, helpful, always answering our many lists of questions with a lot of patience. As non-Danish residents, there are a lot of daunting things we were facing. Legislation we didnt know, practices in the housing market, how to engage with the banks - all nuanced yet important aspects of looking to buy a home. With Bomae's help, everything was handled, and we were able to move with outmost speed to secure the place we wanted!

Background checks on properties, getting bank offers, and reviewing agreements and legal documents all felt like a breeze. Also in the long term, given the negotiation, the value we got paid for itself.

With Bomae, we just had the impression that we are protected 360 degrees, and well advised to make our own choices. I recently relocated from Germany to Denmark, and buying a house here seemed like a daunting task, However, Bomae made this journey incredibly smooth and stress-free for me.

I cannot express enough how grateful I am for the outstanding service provided by the team at Bomae. They not only helped me secure excellent offers from the banks, which was a challenge due to my being new to Denmark and my finances still being a bit messy, but also guided me through every step of the process with patience and professionalism.

A special thanks to Mudasar from the finance team, who went above and beyond in ensuring I understood every detail of the loan system in Denmark. Mudasar was incredibly friendly and always approachable, making me feel comfortable throughout the process. Having always rented, the thought of buying real estate for the first time in a foreign language with foreign banks and foreign rules was extremely daunting.

Luckily, the competent and friendly colleagues at Bomae took us by the hand at every step. They offered useful and timely advice, negotiated on our behalf, and translated all documents, laws, and local customs for us so we could put our best foot forward. From finance, property assessment, to legal, they took amazing care of us from beginning to end.

I highly recommend to all internationals - or Danish - homebuyers, especially if it's your first time!

Being a foreign national and moving to a new country, I was very nervous about the house buying process in Denmark. My wife suggested we use Bomae after she had heard only good things from her friends.

I am so happy she did! Every step of the process was explained to us in simple english. Every pitfall and subtle nuance of the Danish system was highlighted. If we asked for their advice on an issue, they would happily give it and explain our options. They even managed to negotiate a huge price reduction on our final property!

I have bought and sold properties in the UK, and I would have to spend huge chunks of time deciphering complex legal talk, or identifying and negotiating solutions myself. Bomae took all of this on, and made the entire process a breeze!

My wife and I felt especially cared for by our agent, Kristina Austfjord, and our legal advisor, Emma Sterndorff. Their professionalism, diligence and warmth are a testamant to Bomae; and it's absolutely thanks to their efforts that my wife and I will be moving into our dream home shortly :)

I really cannot recommend Bomae enough. We will absolutely use them again in future, and will happily recommend them to anybody looking for help buying a property!

Good service though sometimes needed a push.
In general this is a very good service, that helps throughout the process. If you are not well-experienced at apartment purchasing, I would highly recommend using Bomae's services.

The only downside was that sometimes I had to push to get information or to move stuff forward.
Obviously I wasn't the only customer, but would have been nice to have some indication that "you request was receive, we will contact you within X amount of time".

We used Bomae to purchase our first apartment in Denmark, and started working with them in Feb 2023. During their pitch, we were sold on their assistance with apartment search, financial advisory, communication with the bank, and negotiations of all terms and conditions for the apartment purchase. The service we ended up getting did not match what was advertised in the sales pitch.

1. Apartment search: we were the only ones looking and suggesting apartments, sending links to Bomae, to which they would reply whether it was “a good deal or not”. Still unsure what criteria was being used, but what we were told is that we would receive offers based on our requirements that would be deemed good deals by Bomae. This never happened, and we were the ones looking for the apartments.

2. Financial advice: Bomae was not able to clearly communicate or explain the financial costs of purchasing and owning an apartment, and we often had to research by ourselves and try to understand the process without their involvement. This was the part of the service we were needing the most guidance on, especially as expats.

3. Negotiations of apartment price: We had to offer more than the asking price for the apartment we ended up getting, so no real benefits from having Bomae there.

4. Lawyer fees: if you decide to use Bomae regardless, please use an external lawyer and not their own. Bomae was charging 12k for lawyer fees - for a service that you could get for 5-6k less. Sidenote: our external lawyer gave us way more advices for the apartment visits and eventual purchase.

5. Post apartment purchase support: Bomae mentioned they would be able to assist with questions regarding refinancing and mortgage discussions, but we have reached out to them after the apartment purchase with a question, and had no answer.

Overall, I would not recommend Bomae. The service is over advertised, and it does not meet the expectations or deliver what you would expect at this high cost.

Bomae made a process that was complex and completely foreign to us easy, straightforward, and transparent. They went out of their way to ensure we were well informed and confident in our decisions and steered us away from bad choices. They capably handled every problem and question that came their way. Bomae team has been incredibly responsive, professional and helpful at every stage of my first flat purchase, from negotiating the best bank offer, finding the right place (and making sure it is one), to bidding and all legal matters. I certainly wouldn’t have managed to get my perfect place without them. It’s not even money well spent - it is money well saved!

At the beginning, we tried to do the things on our own - going to the banks, translate the house documents, etc. We came to Bomae because a friend of mine recommeneded me, as she recently bought a house with them. We couldnt be more happy about the outcome - since we signed with them, everything has gone very smooth. In 10 days after our first meeting we already had better offers from 3 different banks, and we chose the one they recommended us. Then, we sent the house advisor around 15 houses to investigate, which saved hours of translation and headaches. When we found one we liked, after barely 2 months of search, we asked Bomae to negotiate for us and they manage to save 50k on the purchase, and the most important, everything was dealt so fast that we got it 4 days after visiting the house, avoiding competitors. Finally, the legal advisor allowed us to remark several things of the contract that required a second look through. They are super responsive (never took longer than 1 day to answer our emails) and they know what they are doing. I recommend them very much especially if it is your first purchase!

Overall I feel the service provided was invaluable for a first time buyer in Denmark. The competence and clarity of communication for mortgage purposes and legal proceedings were excellent.
However, I don't feel that we received the service that was offered prior to signing with Bomae and there were elements of the process that felt complacent.
There was no property search assistance, all properties that were viewed were found by us and arranged directly. We never had a survey carried out on the property despite several requests and have had no guidance on the condition of the property or any points of note outside of those raised during the legal process. In addition, during the negotiation process it felt that we were the party pushing things along (although this may be a procedural difference compared to the UK).
