Dishonest and untrustworthy

Dishonest and untrustworthy. The onboarding process starts well, with clear communication from Jay and a thorough check-in inventory. However, their claim of professional cleaning is false, with multiple areas missed—despite strict demands for outgoing tenants to hire professional cleaners. During the tenancy, management was often slow to address issues. The check-out process, managed by Kyri and team, was painfully drawn out, with dishonest attempts to retain as much of the deposit as possible. Always document everything and rely on the TDS process to protect yourself. Proceed with caution.

Ariston Property offers generally good…

Ariston Property offers generally good service with friendly and knowledgeable staff who respond quickly to problems. However, their contract renewal fees are quite high, and they seem to favour landlords by suggesting rent increases without much justification. A bit more balance towards tenants would improve their rating. Overall, it's a mixed experience.

After 5 years of renting with Ariston

After 5 years of renting with Ariston, paying ALWAYS ON TIME, looking after property like is our home, redecorating and making brand new garden ARISTON refused to give us our deposit back.
They accused us of damaging things around flat we never did, they tried to charge us hundreds of £ for things which were broken or not working before we moved and never replaced by them while we were in the flat.
Luckily we kept the check-in report which showed the truth and damaged and not working things before we moved in.

We have opened the case with TDS who hold deposit and after looking into it they paid our deposit back to us.

Good try Ariston.

Forgot to mention how rude the staff was when we decided to fight for our rights.

They are nice only when you want to rent and pay on time. When you want sth to get fixed it done in the flat they rude and aggressive.

They charge you an insane amount for…

They charge you an insane amount for fees and everything has fees attached to it, contract renewal, referencing fees, admin fees etc. The manager is incapable of understanding and dealing with tenant issues, he only cares about making money. When we make a request for repair, they do not respond and we have to wait until the problem gets very bad until they do anything about it. They also never accept that it's general wear and tear and try to get the tenant to pay for it.

thank you for letting us know your feedback and issue, unfortunately, the fees we charged were showed to you through our Scale of Charges when you rented the property back in 2015, you signed our scale of charges, therefore, you were aware. These fees cover our admin expenses and are standard in the real estate market, all the agents charge the same fees, actually, if you do a research on Google you will see our fees are below the average.

In regards to any maintenance issue, you reported a leak from the washing machine on the 8th of Jan, we forwarded your request to the Landlord, we needed his consent to fix it, and the 16th of Jan it has been sorted to Landlord expenses.

On the other side, you reported a blocked sink, this, unfortunately, has been caused by you with your usage, therefore it has been fixed at your expenses.

You are more than welcome to contact us and discuss your matter with our maintenance team.

Awful phone enquiry

I call this agent enquiring about a shorter term contract which is necessary as I am a student. However, the person on the phone was incredibly unhelpful and flat out refused to offer me any further details. Then when I asked for more options he cut the call on me! Appaling customer service and I'm thoroughly disappointed.

We are sorry if your experience with our lettings team has been disappointing for you, we have never received a complain before, probably you just called in a really busy moment, even though it's not an excuse, therefore please accept our apologies.

However we do not do short-term letting, our minimum term is 12 months, in some rare occasion, we can accept 8 or 9 months contract, depending if the property is suitable or the Landlord is flexible.

At the moment we can confirm that we don't have any short-term property, that's why probably our staff member did not suggest you any other property.

Also, you asked information about a property available now (June 2018) and you wanted to move in LATE SEPTEMEBR", we explained to you that if you are looking to move in Septmber, now it's too early as all the proeprties we have are available now or within this month, therefore, we cannot keep them empty for 2 months as our Landlords want to rent them out ASAP otherwise they will lose money.

We do not have any property suitable for you at the moment.

Absolutely appalling experience

Absolutely appalling experience. Please do not use this agency.

Never in all my years of renting have i experienced such a lack of professionalism.

Standard agency - nothing outstanding

The agency staff are ok but the fees they charge for renewing a contract are disgraceful. Also I believe they are on the side of the landlord since they will suggest rent increases way beyond reasonable justification. If they showed a little more compassion for sitting tennants I would give more stars.

thank you for your feedback,we are sorry to hear that but when you rented your accommodation we showed you our Scale of Charges (we have a copy signed by you), there was nothing hidden, the reason why we charge this is to cover our admin expenses, these charges are shared and split with the Landlord, we suggest you to check online the average charge of a Letting agent and you will see that we are under the average.

About the rent increases, the law states that we cannot increase more than once a year, now you have been renting your property with us for almost 8 years and the rent has been increased 5 times in 8 years in according with the market, prices in the area and inflation, the decision has been taken together with the Landlord.

Guarantor Status Check

Initially, I had shared my brother's details as a guarantor and I had clearly mentioned the visa type. But after couple of weeks, the staff gets back and states, the status is void due to non-residency of UK. Which is completely fine, but had they pointed this out way earlier, this would have saved quite a lot of time.

I believe a checklist approach to actions is followed and there is no other help provided if the boxes are not ticked. Any sort of advice would have been invaluable. But, none was offered, whatsoever.

Luckily, I had got another guarantor and this was a huge luck from my side at such a short period of time.

And the whole process was done at the very last day, right before the contract date started. Which leaves no space for my planning to shift or anything else, and I lose a day or two paying the rent cause of this lack of clear actions or rectifications to a client's problems.

I understand this doesn't seem to be much of a bother for Ariston as a company.

Safe to deal with. Better than my previous agency. Not perfect. Few little lies here and there, nothing dangerous. quite good with mantainance. Althoght they need to have access to the house, they still haven't learned to ring the door bell before coming into the property.

Thanks to Ariston Property offices for their tenacious patience with me and my issues with the council. I wish, though, that the flats were more spacious with one bedroom. I am sure that the responsibility for that goes beyond the office

Agent was late

I had a viewing at 12.15. At 12 I receive a message that my viewing will be moved at 12.30 while I was on my way to the property. I called the agent and he informed me that will be a few minutes late. The agent didn’t arrive until 1 and because I was working I had to leave without viewing the flat. I will avoid them from now onwards.

Incompetent, unprofessional & disgusting treatment of long term tenants.

Our experience of being tenants through Ariston property was truly terrible. As a five person house, some of us had been renting one of their properties for around 6 years, with nothing positive to say.

The house was falling apart from the very start of the tenancy. They compromised on every possible responsibility to save money. They used the same repairs person for every property and when he was unavailable we were told to wait until he returned to work, even for urgent works. He used to say himself that they told him to only fix what was desperately needed in order to save money. This meant that whenever anything was fixed, it was done very poorly.

One time when our radiators broke earlier in the year, we were told to "wait until winter". Another time one of our tenants was not informed he was a permitted occupier (without any standard tenants rights) until after we had all signed the contract. Another time two tenants who had moved out (both had given sufficient notice) were waiting around 3 months for their deposit to be returned.

When the 5 of us recently moved out in September, they tried taking £755 out of our group £2100 deposit. Many things that they tried to charge us for were already present before we moved in or not our fault (see various google reviews which state the same attempts from Ariston to do this to them also). We eventually got it slightly reduced, but this was a long drawn out process. They also refused to negotiate with our TDS claim to reduce it further. The TDS said Ariston considered the matter closed and then Ariston lied to us saying that the TDS dismissed the case themselves, which was untrue. If you read other reviews, deposit returns are the main source of issues with Ariston.

Another outrageous thing they did was to never do an annual house inventory or inventory of a room/the property once a tenant had moved out. This meant that the final tenants were burdened with their deposits being reduced at check out due to the negligence of the previous tenants of that room, which did in fact happen to all of us.

I would avoid Ariston Property at all costs. Nothing but stress, incompetence and appalling treatment of their tenants. I'm surprised and saddened that letting agents like this can get away with it.

Sorry to hear that you are disappointed with the service you received from our agency. I feel your comments are harsh and unfair. As a small family run agency, we place customer care at the fore front of our business. We have been trading for 26 years and are licensed members of ARLA (Association of Residential Letting gents).

As such we operate a formal complaints procedure which can ultimately lead to external adjudication through the TPO (The Property Ombudsman). Ariston Property must abide by the adjudicator’s decision. Sanctions include ordering us to pay out compensation or fining us.

As managing director, I do not recall dealing with any formal complaint from you during your 4 years at the property, nor from any other tenant, regarding service levels or repair issues.

The property has been let by Ariston Property to a revolving group of tenants on one tenancy agreement since 2015. You joined the group in 2017. When one tenant moves out a deed of assignment is signed whereby the incoming tenant agrees to be bound by the original contract and inventory.

We release proportionate shares of the security deposit held in our client account, on instructions from both the incoming and outgoing tenants. So, delays in pay outs are not down to us.

Maintenance and repairs matters were dealt with mainly by landlord’s cousin an experienced builder and overseen by us. Our repairs log shows that we attended to repairs in a timely manner. Naturally delays beyond our control do occur and, of course, we had to contend with the impact of the COVID 19 pandemic in servicing managed properties.

Regarding deductions from your deposit, an independent inventory clerk carried out a check-out and reported on where liability lies in terms of dilapidations; wear and tear excluded, as it is always down to landlord.

When you were negotiating the quantum of deductions with our property manager Kyri, the headline deductible sum of £775 was reduced to £450. By providing Kyri with your bank account details the implication was that you agreed to this settlement figure. That is why when you applied to TDS for adjudication, they refused to entertain your application.

As agents we owe a duty landlord to protect his interests, but we also owe a duty of care to our tenants. In this instance the landlord died 10 June 2021. We liaised with the deceased family during this difficult time and were instructed by the executors to vacate the property, prior to it being put on the market.

Excellent prompt service that's also friendly.
Phone calls always answered by knowledgeable staff, emails answered in full and any problems nipped in the bud. It's a delight to find folk in this business who know the regulations, tricks of the trade & have a knack of dealing with paperwork with a passion for simplicity.

Helpful, fair and impartial management, professional maintenance team

They are really helpful and have an excellent maintenance team.
If anything needs to be repaired or fixed, just an email and they always sort it out quickly.
Also they're fair and impartial, I never felt they would be more on the side of Landlord than on the Tenant's, which isn't common.

Helpful, Kind, and prompt. Loved it

Even though I didn't actually rent a property from them due to a personal matter, I still very much appreciated their honesty, friendliness and brilliant help they gave me.
