I spoke to an amazing gent today twice…

I spoke to an amazing gent today twice regarding an issue I had with my referencing process. Apologies I didn’t catch his name, it was regarding issues with contracts for me and my partner, I want him to get the credit! As he was extremely informative answered all my questions in great detail. He dealt with my case quickly which was amazing! Thanks.

Heather was great with helping me…

Heather was great with helping me navigate around the system as it was my first time referencing someone. Having heather connected to my screen and pointing out where I needed to go made the whole conversation went a lot quicker then expected.

I was extremely nervous and stressed…

I was extremely nervous and stressed after a terrible renting experience through Winkworth Estate Agent. I moved in to house an after 3 x months into the Let I was informed the landlord would be putting the property BACK !! on market for sale. This being the case all along six months clause legally nothing done wrong but ethically it is discussing. I live in the house uneasy, unpacked and mentally drained by constants calls to view. I was dreading the day of finding a property and referencing etc. Goodlord made the process so easy I was literally in shock. The results were quick, great staff communication who immediately put me at ease. I passed every thing and now have a week to go before move day. Thank you Goodlord I now feel I can put the past year behind me and move on with life Thanks GL definitely A* service.

Horrible

They failed to add my landlord's reference to my application, I had to chase it. I started using their partner's utility transfer services and was quoted 506 pounds per month for energy and water for a two bedroom flat (was quoted 79 by other providers independently for reference). So I obviously didn't sign up for anything but still somehow ended up with an account at the energy provider and will be charged for a period where I wasn't even living at the property.

Will was absolutely brilliant!

Will was absolutely brilliant!! He walked us through each step and explained everything in a clear and concise manner.

Will made sure to find a time that worked for us and even called us nearing the end of his shift when I’m sure he would of liked to of been wrapping up for the day 😂

If only all representatives could be this good!! Thanks again

What a refreshing change

What a refreshing change to have an excellent student house landlord (I'm a mum of a student) everything was so professional from the viewing (or so my daughter says) to the contract to the portal for being a guarantor. All sorted within 48 hours of viewing the house.

Happy for them to access your bank account?

Very poor company and clearly want access to details they don't need, for what purpose?

Acting as guarantor 1) they refused to accept/ acknowledge data for tenant had been entered incorrectly by mistake(formal complaint raised), and 2) as guarantor they want access to my bank account else if hard copy proof of salary is provided there will be week delay in processing. Very threatening and there is no way in hell they are they getting a access to my bank account. (Raised by a lot of other reviewers.)

T&Cs are stacked in their favour; section 8 liabilities!!!!

Company more resembles a flyby night scammer than a legit company.

Hi Adrian. Thank you for taking the time to give us a review. Letting agents use our service to reference tenants. This includes checking a tenant’s ID, residential income, and affordability. Although these kinds of checks are standard practice within the sector, we understand why this may raise your concerns. Please feel free to contact us on reviews@goodlord.co to continue this conversation further.

Absolute charlatans

Absolute charlatans. There is NO need for a company to demand open access to a bank account or savings account for a guarantor that owns a mortgage free house and has given proof of income and savings despite being retired. If they don’t get that, or payslips Goodlord ‘fail’ the guarantor. Overreach is an understatement. In today’s world of scams and phishing who on earth would allow some random employee of a company unknown to them troll openly through their financial affairs?? It’s for a student 1 year rental agreement, they’re not buying the house! An email was received saying the guarantor checks have been done and passed back to the agent then the student gets a call 4pm to say the guarantor has failed and demanding a new guarantor completes the application by midnight. Absolutely bullying and unethical behaviour.

AVOID at all costs Disgusting company

Disgusting company. Aggressively emailing, contacting existing landlord asking private questions, who also couldn’t believe it and told us, intrusive, over the top, silly questions like a forwarding address? What? Wanting accountants details, changing status from employed to self employed causing all kinds of issues. Telling us everything is complete, when it isn’t. If I ever use an agent ever again, and they use goodlord, I won’t be dealing with them. Caused me dangerous levels of anxiety and they don’t give a damn.

Thank you for taking the time to feed back to us. It sounds like we didn’t quite live up to your expectations this time. On average, our references are processed within 1.5 days. However, we appreciate that everyone’s circumstances are different, and we may require further information to support the process. Feel free to contact us on reviews@goodlord.co if you need further help.

Do not believe the 5 star reviews.

Do not believe the 5 star reviews.

A very poorly put together system, and some bizarrely invasive policies. For example, proof of income makes sense. This is usually a payslip proving your income. So why does it require to connect to my bank and look at all of my spending history? This is only one example; it is a process that strips away the dignity of renters.

It asks for:
- Over-the-top address history
- Details to contact your employer
- Details to contact your landlord (and proceeds with a bafflingly worded threat about proof of rental payments and tenancy agreements if your landlord does not respond within 1 day)
- Tenancy agreements anyway (!?)
- Your entire spending history with your bank, down to the level of where you shop, what you buy etc.
- And much more

Not to mention, it is not a real person, or a form to fill - it is a bot that very slowly, and very painfully asks for each piece of information one at a time. It doesn't matter how organised you are or how many times you have been put through this process - set aside an evening for this painful experience.

Landlord Caution - Goodlord Rent Protection Policy

I inherited my father’s property and took out a mortgage to cover the inheritance tax. To help manage these costs, I decided to rent out the property. In 2022, the rental agent offered me a rent protection insurance policy through Goodlord.

In 2024, the tenant stopped paying rent, and while we initially agreed on a repayment plan with the tenant, they failed to adhere to it. After the agent pursued Goodlord and even threatened to escalate the matter to the FCA, Goodlord eventually paid the balance for the oldest month of rent in default.

However, despite repeated follow-ups from my rental agent, Goodlord has consistently failed to respond. As of now, they have not made any rent protection payments for the last four months of rent owed.

If you’re considering a rent protection policy with this company, proceed with caution.
