Our company was founded in 1970 under the name Michel-Grunauer & Cie. When the company was later converted into a public limited company in 1972, the initials of the three partners at the time, R. Michel, H. Grunauer and R. Wolfelsperger, were incorporated into our company name, which is still valid today, as the memorable abbreviation MGW Immobilien AG. This was despite the fact that the first two partners resigned at the end of 1986 and the company was subsequently run by Richard Wolfelsperger, a federally certified real estate trustee, on his own. In the meantime, his two sons Boris and Michael Wolfelsperger have also joined the company, thus ensuring the continuity of our business. A further three family members round off the total workforce of 9 full or part-time employees. Our premises, which we moved into in 1988, are conveniently located in the Gellert district with parking spaces always available in the immediate vicinity.
Philosophy
Our company policy has always been based on two maxims:
"We don't want to be the biggest, we want to stay with the best"
The close ties between the family and the company guarantee maximum flexibility and personal and competent contact with our customers. We are proud that we can fulfill almost every individual wish of our customers.

We largely carry out our activities in our region, i.e. where we know our way around. We know what we can do and have no problem calling in external experts, e.g. architects, lawyers, etc., for support if required. We are independent and neutral. Nevertheless, we have the necessary network of contacts in all directions.

As a family business steeped in tradition, we don't think much of newfangled terms such as facility or portfolio management. We stick to traditional property management. What use are fancy, foreign-language, so-called technical terms if the corresponding service is not right? What's more, we understand "management" to mean truly economical, i.e. cost-optimized management of the properties entrusted to us. As you can see, we speak the language that we understand and that is also understood by non-experts.
Administration
You decide for yourself how much you want to deal with property issues. Whether you need full administration from A to Z or only partial areas such as bookkeeping, technical support or just our help with specific questions:
We are always there for you as your partner.
With the transfer of full administration, we take over all your worries and problems. We open a separate bank account with the bank of your choice, which you can also access yourself at any time. Of course, you are also entitled to the interest credits. All payment transactions are processed via this account. We prepare an interim statement for your property at the end of each quarter. At the end of the year, you will receive a detailed, tax-compliant statement with all invoices and receipts. This makes the annual statement transparent and easy for you to check. This annual statement will be in your possession by mid-January at the latest.
Property management is a matter of trust. We manage properties for private individuals, companies, pension funds and banks, and some of these clients have been loyal to us since the company was founded. For some time now, we have also been managing a number of properties for the citizens of Basel-Stadt.
Letting
In addition to letting properties as part of our management mandates, we also take on individual mandates for apartments or business premises. With our regular, 2-column collective advertisement, we have achieved considerable success for over 30 years, whereby the individual clients are only charged proportionately, i.e. cost-effectively. Of course, we also offer our properties on the most important Internet portals. Please note that we do not engage in generous self-promotion at your expense! The initial letting of new properties is also part of our remit. We advise you on setting the rents and draw up a detailed concept. Our task is only completed after the coordinated move-in and handover of the last apartment to the tenant concerned.
Sales / Brokerage
In our more than 40 years of activity, we have brokered properties of all sizes and types of use. It is not always easy to set a sales price in line with the market. As an intermediary, we have the task of achieving the best possible result for all parties involved.
Valuation
When valuing a property, there are many different aspects to consider. From a simple value calculation to a detailed market value appraisal with a detailed property description, every variant is possible or sensible depending on the intended use. Construction supervision
Are you about to embark on a construction project and would like advice from an expert? We will be happy to incorporate our many years of experience into your project. We also have a wealth of experience in supporting construction consortiums, including accounting.
